The first and most comprehensive is the FULL MANAGEMENT SERVICE. This service involves BUSH & CO. PROPERTY MANAGEMENT being responsible for virtually all aspects of the letting of your property, from advertising and finding a tenant, to preparing contracts, collecting rent and organising maintenance. The charges for this service are a percentage of the monthly rental and are deducted on a monthly basis from rent received. Many landlords choose this service as it requires the least amount of involvement on their part, making it ideal for landlords who are either too busy to deal with the day to day management of their property or reside outside of Cambridge or indeed the U.K.
The alternative to the Full Management Service is the LET ONLY SERVICE. If instructed on this basis BUSH & CO PROPERTY MANAGEMENT will be responsible for advertising your property, finding a tenant, preparing an agreement and collecting the first months rent. The landlord will then be responsible for any inspections and will be contacted directly by the tenants with regards to maintenance issues during the tenancy. Landlords who still reside in close proximity to their rental property and have the time and ability to manage their properties therefore favour this service. The fees for this service are taken in advance from the first months rent, as this is the only rent handled on the landlord's behalf.
